Proposals

1. New, Affordable Homes
The proposals will deliver 470 new homes primarily ranging between 3 and 5 bedroom properties that add to the character and identity of the existing village and provide much-needed space for the community to grow.
The proposals include approximately 10% affordable homes which will be available for rent by local people and to buy through shared ownership. The affordable homes will be spread throughout the development helping to create a sustainable community.
2. Sports & Social Club
Northern Trust has worked closely with members of Allscott Sports & Social Club and organisations such as Sports England and the Shropshire Football Association to create proposals which would deliver a first-class facility for the community.The new Allscott Sports & Social Club will include:

A new sports pavilion, offering improved changing facilities for home and away teams as well as officials; function rooms; bar areas; tea rooms; play areas/snooker rooms; kitchens; offices and store areas.

The new sports & social club will be delivered during the early phases of development and will double the amount of space currently available, securing the future of the club and allowing additional sports to be played in the village.
3. Education
The proposals include a new single-form entry primary school that can accommodate up to 200 pupils, providing a modern environment for the children of new and existing residents to learn. We have worked closely with the Local Education Authority to determine the size of the school and the types of facilities it would require.
4. Community allotments
Around 160 people told us they would welcome the addition of allotments as part of the proposals. In response, a section of land has been added which can accommodate 56 half-size allotment plots or 28 full-size plots with associated car parking.
5. Business Hub
Nearly 200 people told us that they would like the proposals to include space for employment uses. In response, the proposals include space for a business hub for local businesses served by a high-speed broadband connection and business support services. We are working with a local Enterprise Partnership to manage the centre and provide business support.
6. Health Centre, Pharmacy & Local Shop
The development includes space for a commercial area close to the primary school where it is envisaged that there will be a local shop and a health centre with pharmacy.
7. Biodiversity Enhancements
The proposals include various biodiversity areas and ecological enhancements, including a new ecology park.
8. Woodland & Landscaping
Existing woodland will be retained and managed to ensure that its screening function is maintained. Large areas of new landscaping and tree planting will also be provided to create an attractive and green environment.
9. Open Space & Healthy Living
To encourage healthy living and physical activity the proposals include a generous amount of quality green spaces for recreation throughout the scheme and children's play area and multi-use games area opposite the proposed primary school.
Creating green corridors along the edge and throughout the scheme also helps to reduce the visual impact of the proposals, respecting the rural nature of the site.
Sustainable Development
Northern Trust has sought to ensure that wherever possible the regeneration of the site is undertaken in a sustainable way. The proposals include Sustainable Drainage Systems; a requirement for all homes to reach Code for Sustainable Homes Level 4; and various 'Green Travel' measures.
Wherever possible materials reclaimed from the existing hardstanding and foundations will be reused to minimise the need to import new materials and limit the need to export existing materials off-site when remediating the site and preparing it for new development.
The Masterplan
From the outset Northern Trust has been keen to ensure that any new facilities available on the site would benefit the whole community rather than serve new residents only.
Throughout the consultation process lots of views about what type of facilities were needed by the local community have been received. This has influenced what is now being proposed.
